The Equine Property Market

Buying or selling equine property is a ‘different animal’ as far as we’re concerned. This unique market sector demands an agent who can speak the language of horse owners and riders and understands your needs and those of your horses. We also help people with donkeys and mules and quite a few asses! As a lifelong equestrian, Lisa’s passion for horses is the spark that ignites her business and Horse and Country Property continues to be her major interest.

Lisa’s Horse Property Collection

Lisa Thomas horseback riding on the beachDid you know that the Multiple Listing Service (MLS) has no way of identifying horse properties? It’s just a big database and there’s no box for that! And most agents wouldn’t know whether to check it or not, to be honest, unless there was a 6 stall barn and an arena out front, which few of them have. So FINDING a horse property isn’t so easy. You can go on Zillow and pull your hair out for a few hours, or give us a call.

Lisa curates the only known collection of horse properties, formed by hand selecting them from everything else on the market.

We remove most the vineyards, the scruffy mountainsides, the commercial pieces and those which lack the right terrain for comfortably keeping equines. We also scope out the locations and take it off the list if you can’t get a trailer or hay truck up there.

Updated weekly, this is the latest ‘New Thing’ for us and we’re excited to share it. Now that we’ve got it up and running, our next task is to aim to get out and see every new Horse Property listing when it hits the market. As you can tell, we’re a little passionate about equestrian property and we aim to know more about it than anyone in the County.

Is It Horse-able?

In 2002, we coined the term ‘Horse-able’ which refers to properties which have the potential to be good for horses but are just not set up like that yet. Now it seems like all the agents use it but we’re fine with that. We understand that some properties have no equestrian amenities, no barns, arenas, tack rooms, round pens, fencing, field shelters… none of that. But maybe they would lend themselves to transformed and then be suitable for equines. Fences, barns & arenas can be built and most of the time, they can be constructed much more quickly, easily and at lower cost than building a home or even remodeling one. So go for finding the right house on the right ‘horse-able’ property and we’ll help hook you up with the folks who can turn it into your dream home for horses. Because guess what? You can have it all!

There are many considerations you have to take into account before making a commitment on buying a property for horses.

Special Class of Property Sales

Due to its unique challenges, it is now considered a special class of property sales by the local North Bay Association of Realtors. A comprehensive training is provided via in-class instruction to qualified realtors.

Lisa Thomas developed and is the lead trainer for this class and brings a wealth of all her experience and knowledge of horses, country property, horse property and ranches to the table to help other agents understand the complexities so they can serve their clients better.

We Know North Bay Equestrians

Lisa Thomas with horseWhen it comes to marketing Horse Properties, no one has a more comprehensive and diverse program specifically targeting equestrians. They say there are only 6 degrees of separation between everyone on the planet — but trust us, in the horse world there is only ONE. It’s a small, tightly knit group in many ways, so when we developed the only comprehensive database of equestrians in the North Bay we did it knowing that between them, they know almost all the horse people on the planet! We use this network very sparingly, treat them with the greatest of respect and make them the first to know of new properties we have listed.

In addition, we are active equestrians ourselves — involved with most every horse club, charity and related organization in the local area. This puts us face to face with many of our local riders and very close to what is happening both in the horse world and with horse properties.

Marketing Horse Properties

In 2003, we launched PREMIER EQUESTRIAN PROPERTIES, a catalog of wonderful horse properties which we shared with over 4,000 local and not so local equestrians. With this, we developed what we think is the most comprehensive database of horse people in the North Bay area. We believe this enables us to get in touch with buyers and sellers of horse property in a more timely and efficient manner than anyone else in the business and gives us a distinctive differential advantage.

As an early technology adopter, Lisa was a leader in internet advertising on the nascent equestrian property marketing websites. These sites continue to grow and develop and therefore increasingly give broader exposure to our listings to a local, national and international audience. As a result of our support during their early days, we are usually the agents whom they refer when buyers are asking for a country property aficionado.

Your Horse Property Experts

We at Premier Homes & Country Estates believe that we have the specialized skill set and best in class marketing programs which can tremendously help our clients to make the best decisions regarding their dream properties. We have clients all over the North Bay area in California. Our capabilities span Sonoma, Mendocino, Napa and Marin counties and we partner with local agents in other areas, if necessary. At every step, we take it to heart and bring you the best representation possible and will always go the extra mile to far exceed your expectations.

The bottom line is this: no one sells more Horse Property in Sonoma County!
